Regional highlights 

Returns positive for last eight quarter amid improving values 

• Momentum in deal activity continued in the first half of 2026, with sales volume growing 23% year-over-year and Q2 2026 volume rising 14% to $136.6 billion, while institutional investors remain under their target allocations for the asset class, which should support activity in 2026.
• The U.S. economy continued to grow at a solid pace in Q2 2026, with GDP up an estimated 2.3% annualized, buoyed by A.I.-related investment and resilient consumer spending, though the Fed has signalled it is open to a potential rate hike should inflation conditions worsen, with markets now pricing in no further cuts through the remainder of 2026.
• Most retail and medical outpatient markets have vacancies below long-term averages, with retail vacancy near historic lows at 6.5% and medical outpatient occupancy at a cyclical high of 93%, while the number of new projects getting started has dropped significantly across sectors, which will bode well for future fundamentals as new supply becomes less of a headwind.
