Summary
The dual branded Home2 Suites and Hampton Inn is a planned, 17-story, 214-room hotel located within the River North District of Nashville – a 550-acre redevelopment zone in the East Bank Neighborhood. The area is undergoing a revitalization, which will transform an assortment of industrial properties into a vibrant, culture-rich, mixed-use district. Anchored by a $1.2 billion new global headquarters for Oracle, the zone will include a stadium, neighborhoods, retail spaces, and 12-acres of parks. Co-developed by Sponsors, Nexera Capital and Emerge Hospitality Group, the hotel will include numerous modern amenities. The addition of the hotel to this area will help reshape Nashville’s urban landscape and the economy by attracting visitors and by aiding in job creation.
C-PACE Opportunity
NGC provided $28.3 million in C-PACE capital alongside repeat partner, Sundance Bay for the $66 million construction financing package. The development team leveraged C-PACE’s flexibility and creative structuring capabilities to accelerate capital deployment for the project.
By strategically sequencing the senior lender’s disbursements, the Sponsors optimized their cost of capital while reducing interest expenses and enhancing overall project returns. This innovative approach demonstrates how C-PACE can support large-scale urban development while delivering both environmental and financial benefits.
