The Factory at Franklin is a newly renovated mixed-use development located in Franklin, Tennessee, roughly 20 miles south of Nashville between the Cool Springs commercial corridor and the downtown Franklin district. The property encompasses a collection of historic industrial buildings originally constructed between 1927 and 1970, spanning nearly 212,000-square-feet of office, retail, restaurant, and event space across a reimagined industrial campus. A new parking garage will further activate the northern portion of the site, complementing nearly 800 existing surface spaces.
C-PACE Opportunity
NGC provided $29.3 million in C-PACE financing alongside Everwise Credit Union to the Sponsor, Holladay Properties, to recapitalize key energy efficiency measures for the adaptive reuse project. By leveraging NGC’s C-PACE proceeds, the Sponsor was able to pay down the existing loan to free up capital to be reinvested in the development of the future hotel phase, ensuring the development’s long-term success.
