Munich’s position as one of Germany’s most prosperous and economically diverse cities creates a uniquely resilient foundation for its logistics market. The city draws sustained tenant demand from a wide spectrum of industries while serving as a critical transport hub connecting the broader German markets in addition to northern and southern Europe. Strong and ongoing demand, combined with future supply constraints driven by limited land availability, has supported consistent growth in light logistics rents in Munich in recent years. Notably, smaller suite sizes of less than 3,000 square meters, such as those found at Munich LEN, account for approximately 40% of total logistics demand in Munich, underscoring the importance of flexible, right-sized spaces within the city's logistics market. At the time of acquisition, logistics rent growth was forecasted at 2.5% to 3.0% annually, supported by a large concentration of diversified, high-quality, blue-chip tenants - a defining characteristic of the Ismaning submarket and a meaningful tailwind for Munich's logistics sector broadly.
